Curb Appeal
Start with the outside of your house, also called your curb appeal. Inspect the outside of your home from the view of a passerby. What do you notice first? What wonderful characteristics seem to fade into the background?
Understanding this assists us in deciding what measures we can take to attract buyers from the street and into your house. If your house isn't the best it can look on the outside with touched up paint and colorful greenery it's time to get those things done. Refer to the Curb Appeal Checklist and increase your house's final selling price.

Welcome Home
Can buyers envision themselves hanging out in your living room, relaxing in your spa tub or inviting family and friends over for a dinner in your eat-in kitchen? We want your Open House to welcome buyers and give them a sense of contentment. I'll help you achieve this by recommending changes that highlight the features of your property.
I'll advise you get rid of anything that gives the illusion of clutter. Tabletops should be neatly arranged. Knickknacks, souvenirs, family photos, and kids' works of art should get stored away too. We'll de-clutter your house. Less than inviting or busy spaces make your home seem unkempt and buyers have a harder time picturing themselves living there.
Every area gets a once-over. Enhancements that directly impact your sale price include easy-to-fix items like pieces of furniture that should be rearranged, rooms that need fresh paint, carpet that needs to be replaced, fixtures that need polishing, and windows that need washing
We'll make sure your home has mass appeal and that it's comfortable, staying away from "loud" or "can't-work-with" shades on the walls and furniture. And if none of your belongings are there, you can think about borrowing furniture. The goal is for your place to look ready to live in as opposed to barren.

Setting the Stage
In every opportunity, we want to engage the buyer's senses. Lighting is a mood changer and we'll part the curtains, and add lighting where needed to invite the buyer inside. We'll enhance the air of the house with enjoyable music playing lightly and make sure a pleasing scent flows throughout your home. We'll include cozy-looking throws, and throw pillows on your loveseat and bed. Buyers should feel like your place has the potential to be. |
